Staging to Sell

Staging your home sets the scene to facilitating a quick home purchase.  In today’s market every little detail matters.  There are a ton of popular television shows out there now that are educating the public the value of staging your home.  One of the main points that these shows demonstrate is that a home with an atmosphere of being well taken care of, beautifully styled and uncluttered is what the public wants. 

There are a few tips to staging your home.  By following these 7 steps you’ll potentially increase the value of your home, even in this sluggish market. 

Remove Clutter

If you want to get the best bang for your bucks, start by removing those items that aren’t going to bring value to the home.  If you can afford the expense, rent a storage facility and start moving items from your home to this location until your home is sold.  Remove excessive items from the home, such as:

  1. Removing small appliances from the kitchen counter.
  2. Removing half of the clothes in your closet.  Excess clothes make the space appear cluttered and small.
  3. Keeping your kitchen counters, table tops and other flat services as clean and clear as possible. 
  4. Replacing wire hanger with wooden ones.  Discount department stores like Wal-Mart and IKEA have inexpensive wooden hanger.  But if the budget isn’t feasible, then plastic hangers will do.
  5. Removing excessive furniture and items that makes the home look and feel smaller.
     

Accessories

By choosing the right accessories can make the difference when selling your home.  Follow these simple steps to choosing and placing the right accessories.

  1. To avoid the cluttered look try to pair down. 
  2. Place “like” items together.  This will create a grouping that can be interesting to the potential buyer.
  3. By placing table top items in odd numbers (1, 3, 5, 7) looks best. 
  4. Arrange the same colored frames or by subject matter to create interest.
  5. If you can afford to, use real plants and flowers instead of artificial.  There are tons of low cost places to get inexpensive plants.
     

Remodel

Remodeling doesn’t have to be expensive, nor does it have to cost anything at all.  Rearranging furniture and accessories can make a space look larger and more inviting.  Moving furniture to another room can be a no cost way of opening space in one room and giving another room the punch that it needed.  Thinning a room can make a space feel larger.  It’s better to have a room that is under furnished then over furnished.

Appraise

Most home owners don’t view their homes with a critical eye.  Day in and day out, home owners become more unaware of the obvious flaws and imperfections.  To become more aware, ask friends and neighbors to give you honest feedback about your home.  Be humble, and don’t take their comments personally.  More importantly, take their comments seriously.   The import key to all this is that you want to position your home to sell fast and for top dollar.

Estimate

Where does it all start?  The curb!  Can you believe that it only takes three seconds to form a first impression?  Begin by taking a roadside evaluation of your home. Identify unattractive, hidden or distracting items starting from the curb until you reach your front door.  Takes notes of what needs to be done and then start your research.  Get the cost of repairs and create a budget.  By being prepared and knowing our costs staging can be inexpensive and fun. 

Remove You

Don’t distract potential buyers by having your personal style screaming throughout the home.  Remove personal items that may elicit negative feelings.  Instead of family photos, display pictures of flowers and scenery.  Potential buys needs to view the home as their own, not yours! 

Clean

You home needs to be squeaky clean!  Take the time to clean your refrigerator, floors, walls, countertops, tub, carpet, curtains, everything!  Add fresh flowers.  Bake cookies during the open house.  The aroma is inviting to potential buyers.  Light candles with aromas to provide a soothing feeling.  Open your curtains to lighten everything up and make the rooms seem welcoming and larger.
